Facilities Maintenance Related Projects

Janitorial Update – We have been working to address custodial concerns and challenges when the custodial work has not been up to our standards. Going forward, we believe that our expectations will be met, but we appreciate MLS staff keeping us informed with any custodial concerns so that we can address them promptly.

 

Northwest Library Window Shades – Work is in progress.  The contractor has completed every task except for hanging the shades. The shades should arrive late next week and installation will begin.

 

Midwest City Public Restroom Renovation – Tile work is in progress and is 50% complete. Cord Construction estimates they will be substantially complete with this project by Monday, August 17th.

 

Downtown Library – The City of OKC has contracted with Studio Architects to design building signage for the Library on Hudson and Park Avenue. The design has been finalized and the project is now in the installation planning stage.

We are working with the City on evaluation and planning to reinstall and activate an intrusion alarm/security system for the Downtown Library.

Operations will follow-up with the City to determine if the layaway in the front of the Downtown Library can be restored allowing for easier access for customers utilizing curbside pickup of materials at the Downtown Library.

 

Fleet - Additional repair work will be scheduled for existing box trucks to ensure they are in working order.
 

Fleet Safety/Maintenance Monitoring –  Telematics software has been installed on most of the fleet vehicles. Staff will be trained on how to use it soon.

Wright Library – Studio Architects will be visiting the Library on August 6th to begin planning for renovations. A virtual meeting be held in the coming weeks with Library management to discuss further details of this interiors focused renovation/redesign.

Capitol Hill Library - Plans are underway to refresh the paint and damage on the walls.

The City of OKC has contracted with Studio Architects to design building signage to help identify the library. The signage is currently under review by leadership.

 

Village Library Water Issue– Initial assessment completed by Terracon Engineering. Humidity levels were found to be high. Steve is working to set up a meeting with the City of the Village to discuss the findings and next steps.

 

Nicoma Park – Over the summer the Nicoma Park Library experienced HVAC/cooling issues. In part, the building is not properly insulated, especially in the attic area, and the units are having to work extra hard to cool. Facilities maintenance is in conversation with the City of Nicoma Park to try and address potential modifications to the building to ensure consistent cooling in that space.

 

Choctaw – We met with Choctaw Public Works on July 30th to discuss water/drainage issues near the patio/rear of the Library which results from improper grading by the creek bed and water flow. We are drafting a letter to Public Works to document our concerns so this can be presented to the City Council along with recommendations to engage a consult to study this issue/provide recommendations for remediation and a plan forward.

 

Capital Projects 
 

New Del City Library – Construction/site work is in progress on SE 15th Street.  The new Library construction is scheduled for completion in December of 2020.  ADG is working on finalizing furniture selection schedule and finishes for the interior. Construction is progressing quickly, and the exterior of the building is nearly complete.
 

Temporary Belle Isle Library Location – Construction is 99% complete. The General contractor stated that they will be 100% complete on Monday August 10th. Maintenance is also assisting with modifications to put one way mirror film on two doors in an interior office to ensure privacy when customers are in the building. Marketing is working on a design for a window wrap on the exterior of the building to help with mitigating the heat in this location.

 

Belle Isle Renovation/Addition –  A contract will be awarded to Wynn construction at the August 18thth City Council Meeting. Construction is estimated to begin in early September 2020. We will hand deliver the check for the $950,000 Library Endowment Trust commitment on the afternoon of August 6th to Public Works.

 

New Almonte Library – Interviews were held with interest architects on July 23rd with the City of Oklahoma City and the Library. A recommendation will be made for the selection of the architect for this project at an August or September 2020 City Council meeting. We have been asked not to disclose the firm selected until this has been approved/awarded by the City Council.

 

Edmond Library #2 – We met with the City of Edmond on August 4th to discuss next steps for planning for a 2nd Edmond Library.  Next steps include a draft agreement/memorandum of understanding to get an architect selection process in place for the building program/study and subsequent design process.

 

Bethany Library  – The week of July 27th there was a meeting with the City and the general contractor to discuss project closeout items.  One issue that came up is that the roof was installed with a “film” that was to be removed but was not and now is “baked” on and cannot come off.  The City is working to get reassurance from the manufacturer to make sure that this does not void the warranty on the roof since this was not an installation in alignment with manufacturer recommendations/specifications.
 

Ralph Ellison- The City of OKC has funded a project to help with water intrusion into the library at two different areas of the building.  First, the clerestory windows at the high point of the ceiling will be removed and replaced after a new higher curb installed to prevent water from entering and leaking into the ceiling.

Second, there will be a roofing project to add a curb on top of the building that will divert rain water away from the entrance on the East side of the building. Currently all water from that very large roof surface comes off the building in a small area near the entrance. New drainage will be provided that will allow water to be directed to the West side of the building.

The City has awarded the contract and the general contractor would like to begin work on 8/24. They will need to remove the existing windows and will install temporary weatherproofing in it’s place during the curb construction.

During this time, it may be difficult to keep the library cool enough for staff to work. We will schedule a meeting to discuss specifics about the construction so that leadership can determine if we will need to close the library for a period of time (approximately 10 days) due to safety and inside temperature concerns.

 

Southern Oaks - The City of OKC has also funded the same window repair project at Southern Oaks. The window removal at SO would begin approximately September 29th.  This project also may require a week or two closure of the Library, but the dates have not been finalized.

The Oklahoma City County Health Department is moving forward with the project for a shared monument sign.  We attended a pre-bid meeting on July 28th. MASS Architecture firm is working on the project. Bids will be opened on August 11th. The Tree in front of the Library by the bus stop will be removed and this is the general area in which the new sign will be installed. Our current monument sign will be removed during this project to include the concrete foundation. They anticipate this work will commence in September/October 2020. There will not be a street closure as a result of this project.
