Construction Updates - May 14, 2014
ALMONTE
- MLS continues to work with the City of Oklahoma City to create a “best guess” on the anticipated needs for the future Almonte Library.
CAPITOL HILL
- As reported on April 30th, with the recommendation of the TIF Board on April 23rd, the project is fully funded. The next step is to get the architectural design team started. To do that, the following are needed:
- Adjustment to the Space Needs Summary and a Final Progamming Report
- MLS issued a final needs document on May 9th and the City of Oklahoma City.
- The budget, including asbestos abatement has been set at $4,160,000
- Guernsey is expected to issue the report next week.
- Update & Approve the City of OKC / MLS CH Project Agreement Amendment
- This has been worked on over the past 2 weeks and is part of the May 17th MLC Agenda
- It is expected to go to City Council on May 27th
- Negotiations & Approval of Guernsey Architects Contract Revisions
- The City of Oklahoma City & MLS has met on May 1st & May 13th and will meet again on May 16th.
- The meetings with Guernsey are set to begin next week
- Approval of their contract and the final budget is anticipated on June 10th.
- Issue an Updated Schedule
- OKC Council Approval of the TIF funding –
- scheduled for August 15th.
- With the completion of the above, it is hoped that the design work can get started in June.
DOWNTOWN
- The City of Oklahoma City has asked that MLS formally request funding for the Downtown Library wall panels repairs and the skylight replacement.
- Updated 180 – Park Ave plans were received on May 13th. We will be reviewing and returning comments next week.

EDMOND PARKING
- On April 10th, Edmond issued a draft 2 of the Edmond / MLS Parking Agreement. We were unable to finalize this agreement and now expect to present this to the Commission in June.
EDMOND 2
- On May 13th, Edmond officials presented a list of long-term capital improvement projects needed for Edmond over the next 15 years. A second Edmond Library was included with an estimated cost of $9 million dollars. Please the Daily Oklahoman’s April 14, 2012 article – Edmond Needs $150 Million for long-term projects.”
- On May 20th, the Edmond City Council will be meeting to discuss these future Capital Projects. MLS will be there.
HARRAH
- The Mayor of Harrah called last week and said they were interested in a new library. While they did not fully understand the process – they are dreaming about it.
JONES
- On April 23, MLS met with Denelle Wrightson, with PSA Architects, who is responsible for the FF & E design work. Different styles of furniture, traditional, contemporary and modern were presented to help distinguish the Adult, Teen and Children’s areas.
- Studio issued several updated plans and an estimate on May 7th. Additional revisions to the documents are expected later this week.
NORTHWEST
- Unfortunately, the ambient light level readings taken on Sunday, April 27th were not adequate to secure a LEED point for “Daylight Harvesting”. The architect, LWPB, continues to work on the finalization of the LEED Certification work.
- The City of OKC continues to work to get Atlas comments on the warranty work.
- OKC continues to work to get LWPB to make repairs to the derrick glazing system.
- MLS met with HSE Architects on May 6th, as they work to prepare a proposal for OKC to review the sound issues in the study rooms.
- MLS met with SRB Engineering as they work to prepare a proposal for OKC to address some of the issues at the drainage channel
