Construction Updates - April 30, 2014

ALMONTE

  • MLS continues to work with the City of Oklahoma City to create a “best guess” about the anticipated needs for the future Almonte Library.
     

CAPITOL HILL

  • On April 18th, The City of Oklahoma City, MLS & Guernsey toured the Edmond Library.  Similar to the Northwest Library tour on April 4th. The tour was conducted to review some of the issues associated with library design and how they impact the “usability” of the library. 
  • On April 22nd, Guernsey issued a Final Draft Programming Report.  It was a “Draft” because the final funding had not been resolved.
  • The Best News - On April 23rd, the Downtown / Maps Tax Increment Financing Review Committee not only approved MLS’s initial request for funding but also granted Donna an additional $160,000 for the project. This means the project is now fully funded.
  • Based upon the above information, MLS and the City of Oklahoma City met on April 29th to begin working on the following:
    1. Formal approval by OKC - City Council of the TIF funding and finalization of the budget.
    2. Adjustments to the Space Needs Summary and a FINAL Programming Report
    3. Approval by the City of Oklahoma City & MLC of an amendment to the CH Project Agreement.
    4. Updating and city approval of changes to the architects’ contract
    5. Updating of the project schedule 
  • With the completion of the above, the design work is expected to start in early to mid June.
     

DOWNTOWN

  • The City of Oklahoma City asked that MLS formally request funding for the repairs associated with the Downtown Library leaks and skylight replacement.
  • Updated 180 – Park Ave. plans are to be issued this week to MLS for final review.  Upon completion of corrections, the plans will be issued for bidding.
     

EDMOND PARKING

  • On April 10th, Edmond issued a draft 2 of the Edmond / MLS Parking Agreement.  While there remain a few items to be worked out, we hope to present this to the Commission in May.
     

JONES

  • Studio, Jones and MLS met on April 17th to review both plan review comments and questions about the estimate. 
  • Studio is expected to issue an updated set of plans and an estimate later this week.   
  • On April 23rd, Todd met with Denelle Wrightson, with PSA Architects who is responsible for the FF & E design work.  Different styles of furniture, Tradition, Contemporary and Modern where presented.   A mixture was suggested to help distinguish the Adult, Teen and Children’s areas.
     

NORTHWEST

  • The architect, LWPB was at the Northwest Library on Sunday, April 27th (Todd gave special thanks to Roberto, David, Jon and Curtiss in the Maintenance Department) to conduit sunlight readings needed for the NW Library LEED Certification work.
  • The City of OKC continues to work to get LWPB to make repairs to the derrick glazing system
  • The City of OKC has approached HSE Architects to review the sound issues in the study rooms
  • The City of OKC has contacted SRB Engineering to review some work at the drainage channel.
