Construction Updates - May 28, 2014

ALMONTE

  • MLS continues to work with OKC to create a “best guess” about the anticipated needs for the future Almonte Library.
  • On May 15th, J&B Graphics installed evacuation signage at Almonte.

CAPITOL HILL

  • We continue to work to get the architectural design team started.  To do that, the following items are needed:
  •  Adjustment to the Space Needs Summary and a Final Programming Rreport.
    • MLS issued a final needs document on May 9th to the City of OKC.
    • The budget and abatement work has been set at $4,160,000
    • We are awaiting Guernsey’s revised report.
  • Update & approve the OKC / MLS CH Project Agreement Amendment
    • This was approved by the MLC on May 15th  
    • It is expected to go to City Council on June 10th
  • Negotiations & approval of Guernsey Architects Contract Revisions
    • The City of OKC & MLS met on May 1st, May 3rd and May 19th to discuss adjustments to the design contract.
    • Guernsey is working on a response which should be submitted to OKC for approval in June.
  • Issue an updated schedule
    • SIGNIFICANT UPDATE – MLS will not need to move out until AFTER summer reading 2015.
    • With the completion of the above, we hope the design work can get started by late June.

DOWNTOWN

  • MLS is working on a formal request for the funding for the Downtown Library wall panel repairs and the skylight replacement.
  • Project 180 – Park Avenue work bids on June 10th.  The work on Park Avenue is scheduled for spring, next year.

EDMOND PARKING

  • We expect to present a Project Agreement for this work to the Commission in June.

EDMOND 2

  • On May 20th, the Edmond held a Capital Project Task Force meeting, which was attended by MLS.  In the meeting, Edmond detailed dollar amounts for various capital projects (i.e. Fire Stations, Parks & Recreation, etc).  The second Edmond Library was shown to have $6.5 million budget which is far below the $11 million projected by MLS.  There remains a lot of work for MLS, Edmond staff, the Edmond community to make this a reality.

JONES

  • We are expecting Studio to issue updated DD plans and an estimate this week.

NORTHWEST

  • It is anticipated Atlas will begin warranty work in the next 2 weeks.  The major work includes the replacement of broken glass, parking lot repairs, and repairs to the outside fire sprinkler system.
  • At the City of OKC’s request, they will meet with Construction today (May 28th) to review the next step regarding repairs to the derrick glazing system.
  • On May 22nd, HSE Architects and Marsh Engineering submitted a proposal to address the sound issues in the study rooms.  Unfortunately, the cost was too high. On to the next plan.
  • SRB Engineering has been released to review the issues at the drainage channel.

RALPH ELLISON

  • On May 15th, J&B Graphics installed evacuation signage at Ralph Ellison.

SERVICE CENTER

  • On May 15th, J&B Graphics installed evacuation signage and a dedication plaque at the Service Center.

SOUTHERN OAKS

  • On May 15th, J&B Graphics installed evacuation signage and a masonry award plaque from the original SO construction.
