Construction Updates - June 25, 2014
MLS- OKC – General
- The City of OKC & Metropolitan Library System is working to identify long term Capital Improvement Projects for the MLS.
- To improve the Project Agreement Funding Status reporting process & working on a new lease agreement to cover all Oklahoma City libraries.
BETHANY
- On June 16th, Donna Morris met with Bethany Library Group to review the process and schedule. Todd stated, while nothing is final, this was a critical first step.
CAPITOL HILL
- To get the design work started, the following critical items are needed:
- Issue the Final Programming Report
- Guernsey issued the final report on June 10th.
- Approve the MLS / City of OKC - CH Project Agreement Amendment
- The City of OKC approved the agreement on June 17th.
- Issue the Final Programming Report
- Negotiations & Approval of Guernsey Architects Contract Revisions.
- Negotiations started on May 23rd and are progressing.
- Still working with the City of OKC on the Construction Budget.
- Issue an updated schedule
- As this is tied to the above, a start date for the design work is a guess. Todd hopes it will be released in early July.
- Other related work – not critical to restarting the design work.

TIF Funding
- Scheduled for Oklahoma City Council approval on July 1st.
- Economic Review Board approval - scheduled for August 17th.
- On June 23rd, it was determined that a Memorandum of Understanding between MLS & TIF board is not needed.
- The Land Purchasing – Started on June 3rd and expected to take up to 10 months.
- Art - MLS and the City of OKC met June 23rd to review & confirm the Art procurement process.
DOWNTOWN
- The Project 180 – Park Avenue was bid on June 3rd and was significantly over budget. The City of OKC will be rebidding the project later this summer.
EDMOND PARKING
- MLS Construction met with Edmond on June 17th to review some of the open issues. An updated draft of a Project Agreement is expected this week.
JONES
- On June 17th, MLS met with Jones and Studio to estimate and review the latest DD plans.
- It appears MLS are within budget and can move on to the next phase – “CDs” of Construction Documents (CDs are used for bidding and as you would guess – construction.)
- The first step is to issue an updated schedule, expected later this week.
NORTHWEST
- Atlas has tentatively scheduled the warranty work to start on August 14th. It is expected to take 3 weeks. It will involve closing the entry off of 122nd street for 5 to 7 days. Some of the other work includes the replacement of broken glass, folding partition repairs and repair the outside fire sprinkler system.
- Todd is still waiting on a decision by the City of OKC regarding repairs to the derrick glazing system.
- SRB Engineering is working on modification to the drainage channel.
- MLS met with Studio on June 18th to review progress on the monumental sign.
